Summary:
The Maintenance Technician must be able to efficiently perform a variety of maintenance duties in an effort to maintain and enhance the value of the apartment community, in a timely, professional and courteous manner, using the appropriate equipment.
Able to diagnose problems with and assist with repair of the following:
Major appliances HVAC Basic-Intermediate plumbing Basic-Intermediate electrical (when no license required) Sheetrock General carpentry Painting Work with and follow instructions of the Community Manager to maintain an effective preventative maintenance program and schedule.
Forecasting weekly for most efficient plan of action to complete all tasks necessary.
Make apartments move in ready for next resident up to and including painting walls, ceilings, baseboards, cabinets; ensuring all electrical outlets are working and changing them out if necessary; installing vinyl flooring if needed; repairing any clogged sinks or plumbing; changing out kitchen/vanity sink faucets, bathtub stems/diverters, tub spouts, etc.
; installing baseboards as needed; caulking around all necessary areas.
Completing work orders in a timely fashion Inspect building(s), equipment and systems regularly for proper functionality and safety.
Participate in on-call rotation for emergency services; must be available evenings, nights & weekends.
